Real Estate Closings

We perform residential and commercial closings for a range of buyers including homeowners and investors. We handle the closing of both purchases and refinances. We also represent sellers in the transaction and prepare the deed, tax forms, and lien waivers. Because we understand that not everyone can schedule a closing during typical law firm business hours, we work with our clients to schedule a closing at time and place that is convenient for you. And if our clients prefer a mail-away closing, we can accomodate that need as well.

We have developed a reputation for helping investors with purchasing properties out of foreclosure.  Performing due diligence before or during the bidding period can save time and money in the event an issue with the property arises. Our due diligence includes performing a full title search, which includes searching for liens and judgments, reviewing the foreclosure file to ensure it was properly executed, and reviewing estate files (which are common with foreclosure properties). Having a clear picture of the asset being purchased oftentimes leads to better investment decisions. We understand that time is of the essence when it comes to bidding on a foreclosure property and we work diligently to meet our clients’ strict timelines.

Leasing — Landlord/Tenant Disputes

Our landlord-tenant services including lease drafting, lease review, and representation in the Summary Ejectment eviction process. Our experience representing both landlords and tenants during the eviction proceeding in both Small Claims Court and District Court provides us with the insight to guide our clients through the legal process.

Land Use and Zoning

We handle a broad range of land use and zoning matters, including permits, variances, special use permits (SUPs), and code violations. We represent clients from the first stage of preparing the initial documents, to working with the government staff, to the final stage of appearing in front of the governing body.

Landowner Disputes – Petition for Partition

When property owners dispute the future use of a property, often times the disagreement is resolved by either dividing up the land between the owners or selling the land and dividing the proceeds among the property owners. This court process is called a “Petition for Partition”.  We regularly represent the owner bringing the action (the “Petitioner”) or one of the other owners (the “Respondent”).

Title Defect Resolution

When selling real estate, the condition of the title can be adversely affected by errors in the chain of title. These title issues are not only a headache, but can also delay the real estate closing until the issue is resolved. Title issues occur for numerous reasons, including incorrect information on a deed, someone in the chain of title still retains an ownership interest, a lien that was not released, or an encroachment. Our firm can assist with resolving these title issues through manual title curative or court action.

Mobile Home Title Resolution – Converting to Real Property

Mobile Homes are often registered with the DMV and treated as personal property similar to cars. This occurs for both singlewide and doublewide mobile homes. Oftentimes, landowners wish to convert the Mobile Home on the property from personal property to real property.
